Check-in and Check-out Procedures
- Check-in is after 4pm. Check-out is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager); entry information cannot be sent until this is completed.
- Must be at least 25 years old to reserve. This person is required to sign the agreement and must be one of the persons staying in the property for the reserved dates.
Property Access
- Guests do not have access to the locked-off portion of the Sportsman's Lodge, the Fitness Center, the Wine & Cigar Bar, or The River Club Lodge. These areas require a membership and are not available for guests.
- Guests are not allowed to bring their own ATVs. For information about ATV rentals, please visit the Off Road Adventures website.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.)
Policies and Rules
- Five to seven nights minimum for major holidays. Minimum night stay and rates may vary by season and are subject to change without notice.
- No smoking allowed inside the home. No trace of smoking left outside the home.
- This home is not pet friendly. No pets are permitted.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- Children allowed.
- No events allowed.
- Minimum age: 25 years to reserve (person must be staying at the property).
Fees and Payments
- All rentals at The Lodges at Eagles Nest are subject to a $50 - $200 amenity access fee, depending on number of guests a home sleeps, to maintain the facilities and features that guests have access to. Some amenities at The Lodges at Eagles Nest are seasonal and/or subject to certain hours of operation.
- The summer concerts are open to all guests; there is an admission fee for each person and cash bar for food and drinks.
- Eagles Nest Winery day passes are available onsite for $25.00 each. HOURS: Thu & Fri 4pm-10pm; Sat & Sun 1pm-7pm. All visitors on premise at the winery must be 16 years or older. This is strictly enforced.
- CANCELLATION POLICY: Bookings canceled with a 15+ day notice will receive a refund of the deposit. Bookings canceled between 8-14 days before arrival will receive a refund of half of their reservation payments. Bookings canceled within 7 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
Parking and Vehicles
- Free parking is available.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle; chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
Utilities and Amenities Access
- All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
- Outdoor TV covered for weather from November-May.
- Well-stocked kitchen with utensils, cooking basics (including stove, oven, toaster, dishwasher, ice-maker), and a starter set of paper products are provided: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. These items are generally enough for one night, or maybe two.
- Bed linens and towels are provided.
- Hair dryer provided.
- Washer and dryer available.
- Smoke alarm and carbon monoxide detector present.
Safety and Emergency Information
- Do not leave food or trash outside as it could attract animals.
- Please do not use split logs in the fire.
- Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
Other Critical Details
- The North Pavilion is host to several summer parties including a Fourth of July celebration and concerts which guests are welcome to attend. If there is a wedding or other private party, guests are not allowed in or near the Sportsman's Lodge.
